OSINT ciblé : recherche d’annonces et de traces publiques (plateformes de location, réseaux sociaux, petites annonces, etc.) permettant de repérer une sous-location ou une activité lucrative dissimulée.

Observation aux créneaux pertinents : entrées et sorties, rotation des occupants, signes concrets d’usage intensif ou collectif du logement.

Recoupements de voisinage licites : retours factuels, non orientés, de personnes susceptibles d’avoir observé des comportements réguliers (fréquentation anormale, livraisons multiples, etc.).

Et, si nécessaire, préparation d’un constat avec un commissaire de justice pour figer les faits à une date précise.
Tout ce qui est recueilli est consigné dans un rapport structuré : dates, sources, observations, photos autorisées… Le but : fournir à ton avocat ou à ton administrateur de biens un outil exploitable pour appuyer une mise en demeure, une résolution de bail ou une procédure judiciaire.
Impayés, solvabilité et recouvrement
En cas d’impayés, l’enjeu n’est pas seulement de constater le retard, mais de savoir s’il existe un minimum de solvabilité permettant d’envisager un recouvrement efficace.
